Ros-Bay Developments has submitted to the City of Toronto a Zoning By-law Amendment application to permit a 10-storey condo development for a site located at 1048 Islington Avenue on the southwest corner with Norseman Street in central Etobicoke.
Designed by IBI Group, the facade of the building proposes to use balconies and different coloured and textured materials to break up the massing, which is generally L-shaped. The building steps down to create a gradual transition to the surrounding low rise residential neighbourhood, and a more human scale at street level.
The proposal seeks to demolish the existing single-storey TD Bank and its associated parking lot in order to redevelop the site with a residential building that will provide a mix of residential unit types. What is proposed are 175 units in a mix of 124 one-bedroom (71%), 32 two-bedroom (18%), and 19 three-bedroom (11%) units.
