An innovative and ambitious development spanning almost five acres, this project will add residential, office and retail use to the neighbourhood, along with some unique attributes such as an open-air market and part of a repurposed historic warehouse.
2 Tecumseth Street Condos is a new master-planned community by TAS for the Niagara neighbourhood in downtown Toronto. A significant number of family-friendly suites are expected to be included within the condos, along with a network of both underground and street-level pedestrian paths, for a community that’s inclusive, vibrant and friendly all-year-round.
Take advantage of a downtown pocket that’s actively transforming with some exciting urban design in the works, including two new parks, modern housing and a streamlined streetcar route. The site for this exciting development spans 4.9 acres, occupying a parcel of land on Tecumseth Street where it meets Niagara and Wellington, just south of the vibrant King Street West district.
It’s a site with strong historical roots and, fittingly, the proposal includes the adaptive reuse of a former industrial building, along with the creation of six new elements. In total, this master-planned community will add 651 new residential units to the stretch.
Building onewill occupy the eastern portion of the site and is expected to include the restored two-storey industrial structure, which will contain both enclosed retail units and an open-air “market hall,” while an 11-storey element above will house office space. The building’s roof will incorporate a greenhouse for urban agriculture, while a two-storey pedestrian bridge will connect it to the adjacent residential tower. This phase is particularly striking in design, with careful planning by KPMB Architects and ERA Architects, the latter specializing in heritage restoration and architecture.
Building two will be a mixed-use high-rise tower, standing 38 storeys with 354 residential units at the fifth level and above. The project will boast 42,366 square feet of office space and 11,323 square feet of retail space. It’s proposed to be connected to the first building with a covered pedestrian bridge at the second and third levels. With 11 percent of this condo’s units designated as three-bedroom suites (and an average dimension of 1,100 square feet ), it’s designed for growing families as much as the young professionals who often occupy this neighbourhood.
Building three, expected to be known as The Rail Residences, will occupy the western portion of the site. A 15-storey, mixed-use condominium with residential, retail and a unique indoor winter garden, it has a stunning, terraced design showcasing clear views of the rail corridor and the historic Fort York site beyond.
297 units in total will be included, with nine percent allocated for three bedroom units. The condo’s southern edge will feature covered bleacher-style seating lining a multi-use trail, perfect for watching the trains roll by or admiring the Garrison Common to the south.

The unique terraced design will not only act as a downtown landmark, but provide expansive rooftop space for some units and let maximum light into the interior of the development site.
Building four will stand to the north of the site. The low-rise commercial building will be two storeys high, fronting Niagara Street. Residents will be able to make the most of the added enclosed connection that will allow pedestrian access into the courtyard.
Building five will sit parallel the public street that connects Wellington Street West with Tecumseth Street. The low-rise will be 1 storey.
Building six will sit south of the site at one-story high. The building will boast located directly south of the City-owned
containing 1,894 sq.ft. of retail space.
The development is expected to offer two different parking areas below grade. With 423 parking spaces, parking is plentiful. Cyclists will be happy to hear that 901 bike parking spaces will also be made available. In addition, 7 loading spaces will be made available through the P1 level for service vehicles.
The remaining phases will feature a mixture of retail, restaurant, private and public space, for a community that benefits residents as well as the neighbourhood as a whole. A boardwalk and an amphitheatre are also proposed. Several of the buildings will be connected with a series of underground and above-ground pathways, allowing the community to be fully functional all-year-round.
