This new condo development is in one of Toronto’s most popular neighbourhoods near the popular Trinity Bellwoods Park.
835 Queen Street West Condos is a new mid-rise condominium development in Toronto. This pre-construction project is located at 835 Queen St W, at the corner of Queen and Niagara Streets.
The developer submitted an application for the construction of a 6-storey mixed-use condo building on a site that will cover approximately 11,500 square feet of residential space.
835 Queen Street West Condos will bring a total of 21 residential units that consist of 6 studios, 10 one-bedrooms, 3 one-bedroom plus dens, and 2 two-bedroom suites. The condo will accommodate a little over 500 square feet of indoor amenity space and 450 square feet of outdoor amenity space that residents can enjoy. The mixed-use retail space will be situated along Queen and down Niagara Street, which will create an enticing retail entrance for pedestrians to access.
The design of this condo will mostly feature dark red brick designs on both the Queen and Niagara Street surfaces, which will maintain the character of the historic Queen West neighbourhood.
In fact, the retail frontages along Queen Street West and Niagara Street will have wood paneling with grey that will provide contrast to the building’s architecture.
The three primary development frontages are proposed to have stepbacks that will exist on Queen Street whereby the building will step back at the fourth and sixth floors to maintain the necessary pedestrian scale for that street. Additionally, on Niagara Street will be another step back on the sixth floor, and on the southern portion of the development will be another step back on the fourth and fifth floors. These step backs are designed to help transition the scale of the neighbourhood.
While the site of this development has historically featured heritage displays that are common within the Queen West Heritage Conservation District, the site is technically not considered a conservation area as it has been drastically modified over the years.
There are no parking spaces planned for this condominium, which isn’t problematic considering how accessible this neighbourhood already is for public transportation. That being said, there will be 24 bicycle parking spaces on site to accommodate residents who enjoy active living.
