An ambitious new condo project looks to invigorate the east end of the Danforth with a wide-ranging multi-purpose facility that will bring far-reaching benefits to the community at large.
The Dawes Condos is a new mixed-use luxury condominium by Marlin Spring and Trolleybus Urban Development Inc. in Toronto. This residential/office/retail and daycare pre-construction project will be located at 10 & 30 Dawes Rd, southwest of the intersection of Dawes Road and Danforth Avenue in The Danforth Village neighbourhood.
Two residential towers will rise 24 & 38 storeys out of a shared 6-storey podium, an intensification that will create some 636 modern upmarket condo suites, a majority 49 percent of which are 2 and 3-bedroom units catering to families.
Amenities
The Dawes Condos will feature an exterior outfitted with grey-tinted vision glass, white fritted glass balconies, and use metal panel and architectural stone for highlights.
And, to complement this 40,680 square metres of residential gross floor area, this complex will also have 975 square metres of commercial space, 964 square metres of retail space, and 421 square metres of space for a daycare that also features a large outdoor play area. As a multi-dimensional facility, this condo aims to provide a multitude of services to the community in an effort to invigorate this under-utilized dead end street.
This condo development plans to preserve a hundred-year-old on-site grain elevator and flour mill by gifting it and the southern end of the property as a heritage and cultural preservation site that will function as a park. Not only that, the northern edge of this site will feature a pedestrian passageway stretching from Dawes Road to Guest Avenue, making this future community hotspot even more accessible to the public.
As influential as this development will become, it will also literally change the face of the neighbourhood. To allow the site to coalesce into a cohesive single entity, Guest Avenue to the west will be re-routed southwards to the end of the property before making a turn east and re-joining Dawes Road.
The two towers will also share a centrally-located lobby that will have pedestrian access from Dawes Road and a passenger drop-off/car entrance from Guest Avenue to the west.
A 3-level underground garage will provide 215 parking spaces, of which 162 will be reserved for residents and 53 allocated for visitor and commercial use; there will be 6 surface parking spots. The garage will also contain space for 540 bicycle parking spots.
In addition to its on-site facilities for daycare, commercial, and retail use, this condo is strategically-located to a number of local amenities that provide unrivalled convenience for its residents.
