The Clove Condos is a mixed-use condominium development by QuadReal and Mattamy in Etobicoke. This pre-construction project is located at The East Mall Crescent in the beautiful Eatonville neighbourhood located just west of the central core in the former suburb of Etobicoke.
his condo project will be built next to the Cloverdale Mall , which is being designed by Giannone Petricone Associates.
The Clove Condos will replace the existing gas station and Beer Store to construct the triangular 32-storey residential tower and the connected six-storey mid-rise tower. There will be a total of 511 units, along with over 2,100 square feet of at-grade retail space. The site of 2 The East Mall Crescent is the first of several redevelopments to take place.
The south facing Dundas Street West frontage features enhanced landscaping, which will connect to the Cloverdale Mall by converting an existing vehicle bridge into a fully-landscaped pedestrian and bicycle route.
The unit sizes at 2 The East Mall Crescent were carefully planned as a result of a public engagement and consultation process that sought input on the types of units residents and investors would expect to see in this family-oriented neighbourhood. The desire and need for larger unit sizes was made clear and as a result QuadReal is offering larger suite options.
There are no bachelor suites and the majority of suite offerings are going to be in the one plus den and two bedroom plus range. As Etobicoke is traditionally a family-oriented city, this selection of suite options are still perfect for investors, young couples and even small families with children.
The specific suite options that this condo project will offer are 144 one bedrooms, 117 one bedroom plus den, 117 two bedrooms, 27 two bedroom plus dens, and 45 three bedroom units.
In terms of parking, there will be a two-level underground parking garage that will accommodate a total of 455 parking spaces, whereby 386 will be designated as residential and 67 as visitor parking. There will also be at-grade loading facilities, as well as a pick-up and drop-off point from the site driveway. The site will also accommodate 370 proposed bicycle parking spaces.
There will be pedestrian facilities adjacent to the new condo towers that will provide direct connections from the residential and commercial areas. Also, a proposed pedestrian plaza will be constructed that will create a thorough pedestrian connection from Dundas Street West to The East Mall Crescent.

The Clove Condos is located within the Eatonville community of Etobicoke. Eatonville is a family-oriented neighbourhood that has a diverse population with varying incomes and cultural backgrounds.
There are several parks close to the site, which include The West and East Mall Parks, Wedgewood Park, and Cloverdale Park, which have a tennis court, baseball diamond, and children’s playground. There is also an outdoor swimming pool and ice rink at the West Mall Park.
Nearby is the Bloor Street shopping district, which is west of Kipling Avenue where there are local shopping plazas, food markets, restaurants, and independently-owned small businesses. In terms of transportation options, there are a total of 17 bus routes operated by the TTC and MiWay that connect the site to Kipling Station and Islington Station on the Bloor-Danforth subway line. This line connects passengers to the Kipling station located south of Bloor Street off Auckland Road. Also, Kipling Station serves both TTC and GO Transit riders.
And for those who need to get around by car will have easy access being located within minutes of the Highway 427 ramps at Dundas and Bloor Streets, as well as Burnhamthorpe and Rathburn Roads. Also, getting to the airport is fast from this area where a less than 10-minute drive gets you to the Pearson International Airport.
Furthermore, there is hope and anticipation that the future Dundas Connects Master Plan will extend to this portion of Dundas Street where 2 The East Mall Crescent site is located. Currently, the plan falls under the City of Mississauga, but the City of Toronto may look into an expansion that will improve transit and active transportation options for residents in this Etobicoke neighbourhood.
