The Tailor Condos Summary

The Tailor Condos is a new mixed-use mid-rise condominium development by Marlin Spring in Etobicoke. This new pre-construction project is located at 1197 The Queensway on the northwest corner of The Queensway and Zorra Street, just east of Kipling Avenue in The Queensway neighbourhood in Etobicoke.
Featuring just 159 suites, it’s a project that will add a contemporary touch this growing stretch of Etobicoke, with commercial space at street level to enhance the pedestrian realm.
3,735 square feet of commercial space will occupy the building’s ground floor, as well as two residential units, accessible directly from Zorra Street. The residential lobby will be accessible from both street frontages, acting as a distinctive landmark that contributes to the renewal of the area.
In total, 159 residential units are proposed, including: 73 one-bedroom units (20 will include dens), 67 two-bedroom units, 19 three-bedroom units.
Residents will have access to 3,422 square feet of indoor amenity space, which will be divided between the building’s ground floor and its rooftop, plus the same amount of outdoor amenity space, which will be connected to the rooftop indoor amenity space. 118 parking spaces and 120 bike spaces will be incorporated into the building.
We’re expecting The Tailor Condos to be similar to Marlin Spring’s other projects, which lean toward modern mid-rises with warm palettes, comfortable amenities and open-concept layouts.
Location & Neighborhood
Pre-construction condos in Etobicoke are a great way to invest in a region that’s growing at a rapid pace. Much of this growth is centred around The Queensway, which serves as a commercial hub for the region, as well as a major artery into Toronto. Several condos are either in the preconstruction or construction phase for this neighbourhood, most of them similar in size and scope to this one. Close to shops, services and eateries, it’s a busy stretch that offers excellent commuting and public transit access.
As a whole, Etobicoke has long been known for its leafy, family-friendly quality, typical of many suburbs in the GTA. As it grows, however, we’re seeing a steady increase in the amount of younger, technology-focused companies that choose to set up head offices in the area, drawn by the many convenient amenities and proximity to Toronto. Boasting a strong corporate and manufacturing sector, Etobicoke has also recently announced it will open two large-scale film production facilities, adding even more opportunities to the occupational sector here.
The area’s main shopping hub, Sherway Gardens, is a five-minute drive from the site. Recently renovated, the mall features over 200 retailers and restaurants, including Saks Fifth Avenue and an upscale Pusateri’s food hall. Need to escape to some greenspace? Etobicoke is full of golf courses and recreation centers, not to mention the 500-acre Centennial Park.
The Gardiner Expressway, Highway 427 and QEW make it easy to access the entire GTA, while commuting into the heart of downtown Toronto is a 20-minute drive. It’s a region that has so much to offer, whether you’re seeking the perfect investment property or a place to truly set down roots.
